THE LETTINGS PROCESS

Coffee and Croissants
Step 1 - Initial Meeting 

Initially we would arrange a meeting with you to discuss the property and your general requirements and expectations for the letting. 

Once we have had a quick chat we can then give you more information as to how we would assess the rental value of the property and how we would aim to achieve that value through selective and targeted advertising. These strategies will all be dependent on, and tailored to, the type of property you are renting and the type of tenant that would suit it.

We will provide you with information to explain your responsibilities as a landlord and how the overall relationship between us as your agents will work throughout the process. We will then provide you with our proposal which you can take home to consider in your own time.

Step 2 - Marketing Strategy 

Our property marketing strategy is always unique and tailor made for the property. By establishing the ideal client for your property, we can then customise the marketing approach to ensue we are advertising primarily to the types of customers that would suit the property. Our standard marketing packages include:

  • Lettings board outside the property

  • MyHome and Daft listings, with our creative photo templates.

  • In store flyers and listing on our own website

  • Posts on our Facebook and Instagram accounts

Premium marketing packages are also available which include ​3D floor plans, promotional video tours of the property and feature placement in our window display.

Step 3 - Tenant Selection 

Once the marketing strategy has been decided and the promotion is in full swing, we would then be moving into the viewings and tenant screening stages. During this time we can keep you updated as regularly as you require and keep you informed as to the amount of viewings that have been held, information on the interested parties and also any offers that have been made.

All prospective tenants will be required to provide both employment and prior landlord references, which we will cross check and provide comment in our report.

Once you have selected a satisfactory tenant, we will then inform the successful candidate and prepare the lease for signing.

Leasing a Home
Step 4 - Agreeing The Lease

After the new tenant has been selected, we will arrange to meet with them in order to have them sign the tenancy agreement and pay their security deposit. The tenant will also be provided with bank details and required to set up a monthly standing order in advance of the moving in date.

We will also include a photographic schedule of condition with the lease which shows the condition of the property as it is being handed over to the tenant. This will provide both the landlord and tenant with a reference as to the condition the property should be maintained at throughout the tenancy.

Once the tenancy agreement has been confirmed, we will then register the details with the Residential Tenancies Board (RTB). 

Moving House
Step 5 - Moving In

On the moving in date, we will arrange to meet the tenant at the property to hand over the keys, take final utility meter readings and give them a run through of living in the house (alarm codes, heating controls, etc.). We will provide the tenant with contact details for the management company (where applicable) and an overview of any estate/building rules or parking requirements.

If this is a new letting with Schnittger Bourne, we would require that the property be clean and free of any maintenance issues prior to the tenant move in date. If we are informed of any issues during our initial meetings we would be more than happy to assist in arranging repairs through our many trusted contractors.

Once the tenant has moved in that will conclude the lettings procedure, be we hope our journey together doesn't end there....

Step 6 - Managing The Lease

Once we have secured that ideal tenant for you, it is then essential we keep them happy and wanting to live in your house for years to come (all while paying you rent of course!).

For most landlords, managing tenants can be time consuming especially when you have your own job to do and families to spend time with. So why not let us take that stress and strain away from you?

As a follow on from our lettings service we can also then continue to manage the tenancy and be the primary point of contact for any issues the tenant has. If any maintenance is required to the property we can arrange repairs through our trusted contractors, getting quotes in advance for your approval. Flexible management plans are available, meaning you can be as hands on as you wish, or allow us to take the wheel and provide updates as often as you require. We're happy to tailor our management style to your needs.
